Mandarin Oriental has announced a new luxury home project under its Abu Dhabi Mansions residences brand. The standalone residential brand will make its global debut at Emirates Palace, Mandarin Oriental Mansions in Abu Dhabi. The development is planned for completion in 2029.
The move marks a major expansion of Mandarin Oriental’s residential portfolio. Until now, its branded homes have been part of the broader Mandarin Oriental Residences collection. The new Mansions concept is designed to stand apart as a higher-end and more exclusive offering.
Company leaders say Abu Dhabi was chosen because of its strong identity and long-term vision. They highlight the city’s growing global reputation for luxury living, culture, and high-quality hospitality. The project is seen as part of a wider push to strengthen the brand’s presence in the Middle East.
The Emirates Palace, Mandarin Oriental Mansions project will include 35 private mansions. These homes will be built within the grounds of the Emirates Palace complex. The site is owned by Emirates Palace Company and developed in partnership with Abu Dhabi-based LEAD Development.
Design plans include four main mansion styles. These designs will be repeated across the development. Some properties will also feature custom architectural work by international firms. Each home is planned to offer a high level of privacy, with features such as private gardens, courtyards, and sea views.
Developers say the Abu Dhabi Mansions residences will focus on space, privacy, and luxury living. The project is aimed at high-net-worth buyers looking for exclusive homes in a premium location. The design approach combines modern architecture with natural surroundings.
Residents will have access to services at Emirates Palace, Mandarin Oriental. This includes luxury hotel-style hospitality and world-class dining options. In addition, the new development will offer private facilities only for residents.
These exclusive amenities will include a private swimming pool, a modern spa, and a fully equipped gym. The goal is to create a self-contained luxury living environment while still connected to the larger hotel complex.
Emirates Palace itself is one of Abu Dhabi’s most famous luxury landmarks. It first opened in 2005 as a Kempinski hotel. Mandarin Oriental took over operations in 2020 and relaunched the property in 2023 after major upgrades and refurbishment work.
The spa at the hotel is known for its large wellness space. It covers around 1,500 square meters and includes several treatment rooms. It also features traditional hammam facilities and private spa areas designed for relaxation and privacy.
Officials say the new Abu Dhabi Mansions residences project reflects growing demand for branded luxury homes in the region. High-end buyers are increasingly looking for properties that combine privacy, services, and hotel-style comfort.
With its launch planned for 2029, the project is expected to strengthen Abu Dhabi’s position in the global luxury real estate market. It also adds to the city’s growing list of ultra-premium residential developments aimed at international investors and residents.
